What furniture is included with the apartment?

The living room comes with a sofa*, love seat*, two end tables, coffee table, entertainment center, 27" television, dining table, four dining chairs, and three bar stools. In addition, each bedroom comes with a dresser, computer desk, chair, bed frame, headboard, mattress, and nightstand. Also included and a feature unique to Avalon is a kitchenette with a mini-refrigerator, microwave, and sink.

We are currently in the process of upgrading our furniture package to include a leather sofa/loveseat combination.

Are you close to USF?
Close? We are DIRECTLY across the street. Whether you walk, ride your bike or take the Bull Runner shuttle, you are 5 minutes from campus.

Is Valet Trash Available
Yes. Valet Trash pick up is 7 days a week right outside your front door.

Is your community gated?
Our community is gated with entrances on both Fletcher and 46th Street. Upon moving in, each resident is issued a gate keycard that allows access to the community.

Does my bedroom have a separate lock?
Yes, each bedroom door has a deadbolt lock that only you will have a key to.

If I sign a lease and have a roommate or roommates in mind, am I guaranteed to live with them? If I do not have a roommate, will you help me find one?
Yes and yes. We actually encourage you to bring your own roommate in with you. It makes it easier for everyone involved. As long as you and your roommate(s) list each other on your roommate maching forms and applications, and lease AT THE SAME TIME, you will get your wish. As far as helping you obtain a roommate, our staff is very good at helping you. Initially, they will take information you provide on your roommate matching form and compare with forms from other students. Once the initial match is made on paper, phone numbers will then be exchanged for the two potential roommates to talk, and possibly, get together. If the two roommates agree to the living arrangement, we will assign an apartment for them.

Do you allow pets?
NO. As much as we love pets, pets of any kind are not permitted on the property. Avalon does work with other properties that accept pets and we would be glad to refer you to a community that can help you.

Does your rent include utilities, cable, internet, etc.?

Yes. Your rent check pays for your electricity* ($40 per person in the apartment), water, sewer, cable w/HBO, Internet.

Electric overages above and beyond the allotted $40 per person are divided equally among the number of residents in each apartment.

If I sign a lease at Avalon Heights, can I pick my own building and floor number?
Maybe. Due to our amazing proximity to USF, our apartments go very fast. As a result, unfortunately, we are unable to guarantee availability. This is why we always encourage everyone to apply early which often helps. Availability is also based on roommate matching and who you match best with. If you prefer the 5th floor and you happen to match best with someone on the 3rd floor, you will probably be assigned to the 3rd floor. We try our very best to accommodate everyone's request but, with over 750 residents, we just can't guarantee everything.

If for whatever reason I choose to leave school early, is there a way to get out of my lease.
No. There is no way to "terminate" your lease agreement, however, we do allow you to sublease providing your replacement follows the same application process you did. That means, they must apply, pay all applicable fees, and be approved by us prior to you being released. There is also a fee for the resident that will be vacating.

Can I transfer to a different apartment?
We do allow on-site transfers but there are restrictions. We do not allow transfers to occur within the first 3 months of your lease, there are fees associated with transferring and management always reserves the right to deny a transfer request. Please ask our staff for more detailed information regarding transfers.

Do you have laundry rooms?
Each apartment at Avalon Heights comes equipped with a full size washer and dryer in an actual laundry room with shelving to hold all of your laundry supplies. Unlike a lot of communities, We do not charge extra for the washer/dryer.
